What data we collect

When you submit an enquiry form on this site, we collect the information you provide, which may include your name, phone number, email address, WhatsApp number, Telegram handle, and Instagram handle. You are only required to provide at least one contact method.

We also automatically collect:

• A one-way hash (SHA-256, truncated) of your IP address — your actual IP is never stored.
• Your browser user-agent string.
• UTM campaign parameters (utm_source, utm_medium, utm_campaign, utm_term, utm_content) if present in the URL.
• The page path from which the form was submitted.
• The locale (language) you used when submitting the form.

Why we collect it

We use the data you provide for the following purposes:

• Lead processing: to contact you regarding the real estate service you expressed interest in.
• Analytics: aggregated, anonymised analytics to understand which pages and campaigns generate enquiries (via Meta Pixel, Google Analytics, and Google Tag Manager).
• Spam prevention: the hashed IP and user-agent are used to detect and discard automated submissions.

Retention

Lead records (your contact details and enquiry) are retained indefinitely until you exercise your right to erasure (see below). Anonymised analytics events are retained for up to 90 days in our server-side logs.

Your rights

Subject to applicable law (including the UAE Personal Data Protection Law and, where applicable, the EU General Data Protection Regulation), you have the right to:

• Access the personal data we hold about you.
• Rectification of inaccurate data.
• Erasure (“right to be forgotten”) of your personal data.
• Restriction of processing in certain circumstances.

Cookies & tracking

This site uses the following tracking technologies, loaded subject to your consent:

• Meta Pixel: tracks page views and form submissions for advertising measurement.
• Google Analytics 4 (GA4): tracks page views and user behaviour in aggregate.
• Google Tag Manager (GTM): container for the above scripts.

You may opt out of analytics tracking by enabling “Do Not Track” in your browser, or by using the relevant opt-out tools provided by Google and Meta.

Third-party services

We send a notification of each new enquiry to a private Telegram channel accessible only to authorised Vera Properties staff. The notification includes the contact information you provided but not your hashed IP or user-agent.

Changes to this policy

We may update this Privacy Policy from time to time. The “Last updated” date at the top of this page reflects when the policy was last revised.
